Property Statuses: All 16, with Effect on Publication

Every property has a status. That status determines three things: how your team recognizes the property in the list (color badge), whether the property appears on your website, and whether the system sends it to MLS portals. This is your reference for all 16.

  • You are unsure between Off Market and Cancelled
  • A property unexpectedly disappeared from the website, which status?
  • You are preparing a sales process and want to know the correct sequence

Three rules per status:

  • On website? The Display on Website toggle works only with 4 statuses
  • To MLS portals? A broader list of 12 statuses
  • Automatic actions? Deletion protection, name requirements, etc.

The Display on Website toggle works only with:

  • Active
  • Under Offer
  • Reserved
  • Sold

If you change to another status, then:

  1. Display on Website automatically off
  2. All MLS portal connections cleared

Pushing to Idealista, Kyero, Fotocasa and other portals is allowed for:

Pending Approval, Active, Sold, Rented, Under Offer, Off Market, Negotiating, Under Contract, Open House, Key Ready, Under Construction, Removed by Feed.

Not allowed: Draft, In Progress, Cancelled, Reserved.

Click the colored status badge in the list → dropdown with all statuses → choose. No edit form needed.

Same, click the status badge.

Check boxes → Mass Edit → Status. Processed asynchronously for >10 properties, with notification.


If you change a published property to a non-publishable status? Tesoro shows a warning dialog in advance:

  • New status
  • List of channels from which the property will be removed (website + names of MLS portals)

Two choices:

  • Unpublish: proceed, property will be immediately removed from those channels
  • Cancel: nothing changes

  • Use In Progress actively: prevents a colleague from accidentally submitting an incomplete property
  • Pending Approval as checkpoint: formal approval before going live
  • Off Market vs Cancelled: choose deliberately: temporary vs permanent
  • Removed by Feed only by system: check your XML import if this status appears incorrectly
  • Create saved views: a view “Status = Pending Approval” shows your manager directly which lists are ready
  • Combine with Days on Market: Active + 90 days = signal for price revision

Draft is not publishable. Property disappears immediately from website + all connected portals. Tesoro warns in advance with the list of channels.

No, status is required.

Off Market = temporarily pause, easy to reactivate. Cancelled = permanently stopped.

Is automatically set when a property is no longer supplied via your XML feed. Change manually to reactivate.
